Go green, get 15% more FAR for industrial, commercial buildings

The Haryana Government has decided to reward commercial and industrial property owners opting for green buildings. Now, owners of green buildings across the state will get extra floor area ratio (FAR) of up to 15 per cent.

Amending the Haryana Building Code-2017, the Department of Town and Country Planning (DTCP) has decided to categorise the buildings from one star to five stars for the purpose of allowing extra FAR.

An order of the Principal Secretary, DTCP, said now the Indian Green Building Code (IGBC) and the Leadership in Energy and Environment Design (LEED) parameters would also be added along with the Green Rating for Integrated Habitat Assessment (GRIHA) for the purpose of availing the benefits of green building technology.

While one star for GRIHA/IGBC/LEED rating will fetch 3 per cent additional FAR for the building, the two stars rating will get 6 per cent FAR. Similarly, an additional 9 per cent FAR will be given for the three stars rating (silver), 12 per cent for four star (gold) and 15 per cent for five stars (platinum).

“The incentive of additional FAR for achieving GRIHA/IGBC/LEED rating shall be applicable only on new buildings,” the order said.
